OK, so some of you may know I'm downsizing, and I've got my big house for sale here in Lakeway.  Small houses in Lakeway, particularly in a great location and in good condition, are extremely hard to find and get sold very quickly.  So when when the perfect smaller house for us popped up just down the street from me last November -- I jumped on it and bought it the first day it showed up as a listing. We got to work remodeling the house the way we wanted it.  Super nice.  We're nearly done.

So it figures that I unexpectedly stumbled upon another house, not listed in the MLS and just around the corner, that my wife and I fell in love with.  Fits our long-term needs just a bit better than the one we bought in November.  So made an offer on it Friday, and it looks 99.9% like the deal will be done.

Since I'm not Warren Buffet Mr. Big, I can't swing having 3 houses at one time.  That means the house I'm just about done remodeling needs to go ASAP.  I have not listed it yet, but plan to in about 2 weeks.

So if anyone is looking for a sweet and affordable setup in Lakeway and is interested (seriously), let me know ASAP.  I will cut a deal below what I plan to list it for.  This house will go fast once in the MLS.  Here's the top-line.  3 bed, 2-1/2 baths, 2,050 square feet (feels much bigger), huge rooftop viewing deck, 2 car garage, Huge 1/2 acre corner lot with circular driveway (can accommodate pull through of any sized boat you'd throw at it.  FENCED YARD.  Huge.  Can accommodate boat trailer(s).
- walking distance to Lakeway Marina, boat ramp, and golf course, completely remodeled with all new cool high end stuff.  Brand new roof 60 days ago.

I will hook up any boaters with the GM at Lakeway Marina for  a slip -- if that's needed.

that sounds exactly like what we are going to be looking for but of course we can't do anything for a while. Have to save up to afford to buy a house. Good luck with the sale! Undecided

This house is sold (7 days after listing).  Closed yesterday.  Stay tuned for I2D Extreme Home Makeover III; a very rare and very risky endeavour. Will share before, during and after pics.  Wish me luck.

If I wasn't a single guy with a boat needing constant money, I'd have been all over that. Looked awesome!

I'm sure someone is going to step up and buy your palace soon!
